You need to have all of the money for a down payment personally. 

Let me be the first to say: That's the farthest thing from the truth.

In the private equity real estate industry, raising money from investors for deals is an everyday thing. You just might not be aware of it..

When I worked for Cardone Capital, I raised $100M+ of equity from investors for large institutional properties.

My 1st deal was an $8.2M apartment complex in Daytona Beach, FL where I personally raised ~$1M from investors.

Now we have the ability to invest $5M-$10M of equity into my next deal from investors. 

Being able to raise money from investors and generate great returns is one of the most valuable skillsets anybody can ever learn...
