I don't mind putting time and effort into it I just want more time with my kids, I want to be with them on holidays and to put them to bed every night and attend all the sports.

In the holiday season before my departure i took a second job loading UPS trucks from 3-8am then headed the Red Cross until about 6:00pm then drove an hour home.

That's because he stayed at a Holiday Inn Express last night!

I just put another building under contract yesterday, One the PAR contract It specifically states that the seller does NOT have the right to the appraisal, (on page 6 of 13).As @Chris K. says (my modified version) "although I'm NOT a lawyer, I did say in a Holiday Inn at one point".

But I think it may be best to wait til after this holiday week

An under market tenant may not be your biggest problem.I'd recommend easing into landlording and getting your systems in place rather than cleaning house and risking Holiday Season (and winter temperature) vacancies.

The deal funded by noon on the Tuesday since Monday was the holiday and the funding department was backed up. 

As long as you don’t present them as concessions you could do things like 1) say you are planning to do it in 60 days but as a courtesy could extend that to 90 if that makes a difference (holidays etc) and 2) if YOU think an upgrade of something is warranted say you will be spending the first X of the increase on a new whatever.

Weekends and holidays are included in the ten-day period.
