Although I would have like to hold on to it a little longer so we could have done the first harvest when the timber got to 70 YO.. big money !! 

Still, $15-20k of added costs in 3-4 years for capital gains harvesting is not bad.

The issue Brian is putting forth is that if there is significant intrinsic value in a deal and it can be harvested by an expert operator, then mining this intrinsic value can make an apparently slim deal into a fantastic deal.

Timber land has very low tax's we had a 700 acre tree farm that had a value of about 4 million and taxs were under 3k a year.. where they get thier money though is in Harvest and Severance tax's two tax's when you log.

They chose us because I spotted their vegetable garden and let them know, as a gardener myself, that I would be comfortable having them come back to harvest their crops if they wanted to.

Your folks don’t seem keen on harvesting the equity but rather they seem motivated toward setting you up here.  

I do not even list phone numbers on my rental ads all I provide is email and messaging services and my number is hidden on rental listings, so I am still trying to figure out how my number was harvested.
