@Andrea Lucarelli - We are converting our planned airbnb into a mid-term rental here in Chicago because it got denied by the city because supposedly its in a "planned development area". 

He took the new development appreciation approach.  

I have property in three out of four of those counties including one SFH in Madison, one SFH in Limestone on 20 acres that's being developed to a MHP slowly, and one existing small MHP in Morgan County. 

I did like some features of Avail as far as using it for developing the lease and collecting rent but that left me with too many other functions I had to handle elsewhere.

It will help round you into a more complete individual as you continue to develop and mature.

I just talked to a commercial developer the other day that told me Columbus is the next Austin TX!

A more realistic expectation is 24 hours which will ensure we can arrange any repairs or corrections with a team, handle it in person, etc. be curious how this plays out as I worked for local developer for a while and developed several properties in Alexandria (Specifically old town) and while the city is challenging like any city - they were mostly realistic.

Most people that have been in school as long a you have develop high standards for themselves and others. 

Not only that most of ours we saved within 1 to 3 days of the sale so it was hair on fire getting the reinstatement back to the trustee.. total risk on our part.. give the seller some money we always did.. and then record the deed  WE did our own deeds in house.. buy without title insurance etc etc.
