I have a great property in PHX that we have listed for sale, but I would be interested in running an RAL out of my house (already furnished, 5 bed 3 bath, single story ranch style home with two master bedrooms and a pool). 

As long as you are prepared to spend $10-20 per square foot to furnish (depending on how high end you want to go), then a $500 dumpster rental and a Facebook marketplace listing solve your problem.

A MTR will give you the flexibility to keep the unit furnished, get a higher monthly rent rate, and avoid HOT. 

You do have to furnish the homes and stay there "some" of the year, but after the 1st year you could convert into long term rental or SRO (Single Room Occupancy or PadSplit model). 

When accounting for location, the hosts that have a unique property with great reviews, service and pricing will have much much better occupancy than the hosts that think they can throw some bland furnishings into any old property and be successful. 

We added a door that we deadbolt to separate our side from the airbnb side, and I had to have some electric outlets and an overhead light to the airbnb side, but other than that everything was updated already and we just had to furnish the property which was really nice and made the process pretty easy. 

If you furnish the rooms: Furnished Finder. 

If Seller has an owner's policy of title insurance covering the Real Property, Seller shall furnish a copy to Buyer and Closing Agent within 5 days after Effective Date.

MTR may require a furnished room, while long-term doesn't.

Instead, a furnished rental model might better align with your objectives.
