I'm embarking on my new journey into landlording, property management and investing.

That is why I have decided to go the buy and hold route and embark on this journey once and for all...I also have decided to invest out of state, as I am from the East coast and properties are very expensive in my own backyard.

Do things like listening to the webinars that Josh suggested above while debriefing the experience so that once you have all the knowledge to embark on that kind of transaction you also have the resume to inspire confidence in investors and lenders.
