The usual way that problems like the ones you're describing are fixed is to preserve the plaster where you can and repair the problem areas with 3/8 in. or 1/2 in. sheetrock, plaster washers, wall repair fabric, and joint compound.

They fill it above the frost line, but below the grow line (about 1-2 feet to grade), then cover the stone with landscape fabric, and finally fill that last bit with dirt, just enough to grow some grass or flowers.What you need to do on each house all depends on the type of problems and the severity of the problems.

That being said, it's going to be a delicate process because if they move or you force them to move, you'll have to turn the units and possibly fix them up in order to attract new tenants.

This will prevent most movement.the use of a mesh or fabric tape applied with thinset in all seams ESPECIALLY the inside corners is the next step. 

They ALL fabricate numbers to make things look like they are profitable then say, "investor must review numbers" and just toss enough newbies at them until someone doesn't read the print or someone who reads but ignores it. 

@Nathan Killebrew, I think it's great that you have this mindset and that you are keeping your mind open to a different kind of opportunity.It's a delicate balance between remaining focused on a particular strategy so that you can see your goal through to a succesful conclusion and also being careful not to miss an opportunity which might be a little outside the box.I was listening to a podcast interview with Tom Dunkel recently, he has been investing full time in alternative assets since 2006.
