I have been combing listings for multifamily primarily in NW houston for a few months but inventory is limited.

Now with Covid, I 100% agree that we have to analyze deals with a fine-tooth comb. 

While I agree with you Wayne, its worth pointing out the irony of the lender being exempt, while also critiquing the property with a fine tooth comb during origination, looking for any reason to deny the loan or restrict it.

While combing away on the MLS, Redfin, Zillow is easy, so far I've found it challenging to find good and responsible BRRRR purchases.

@Matthew Koss VA is a bit tough right now but you could try to comb through properties that have sat on the market for a month or more.

Find some wholesalers who can send you distressed stuff and go over your assumptions with a fine tooth comb - not much room for error due to large transaction sizes.With that being said, NYC is a market with low cash flow but great appreciation and it is currently on sale.

I have been combing through https://www.crimemapping.com/ to try and understand what areas may be the safest and I have some areas I think may be great places to invest in, but I am curious to know what areas you think are the best.

I’ve found that people in the BP community are incredibly friendly and willing to help.Two people worth contacting will be @Tyler Combs with Investor Lab or AJ Shepard with Westside Investor Network.

Definitely get hooked-up with some wholesalers who can comb the market.
