While I agree with you Wayne, its worth pointing out the irony of the lender being exempt, while also critiquing the property with a fine tooth comb during origination, looking for any reason to deny the loan or restrict it.

@Matthew Koss VA is a bit tough right now but you could try to comb through properties that have sat on the market for a month or more.

Find some wholesalers who can send you distressed stuff and go over your assumptions with a fine tooth comb - not much room for error due to large transaction sizes.With that being said, NYC is a market with low cash flow but great appreciation and it is currently on sale.
