I get this letter saying really a bunch of nothing, asserting that I willfully with held the security so now I owe them double security and if I don't pay them by X date they are authorized to file suit in Vermont SUPERIOR court.So, can they actually take this to the superior court as even if they were to tack on lawyers fees I can't imagine it would make it past 5k?

Imagine for a second that you are a new tenant in a place, and an owner you never met enters 'your' unit to assert that your lease is invalid because he didn't give the PM the authority to sign leases and he's about to sell to a REIT(!)

You cannot separate one from the other.The undisputed and unbiased facts of the case are- they knew there was a no pet policy, a friend gave them a dog, they hid having a dog, they were caught with a dog, they asserted ESA.
