Rarely will get a deal the first time you knock, but after appropriate time allotted for a follow up will get you closer to a deal. 

Use the entire allotted time to go over each question meticulously.

so, we did the showing last night. 2 couples were early, and 3 right on starting time, with one more showing up 1/2 hour into the 1&1/2 hour window we allotted.

When the strike price is not reached in the allotted time, their option expires worthless and you keep the money they paid for the option. 

Permits, zoning, lot allotment, etc are all things you are possibly facing in this deal.

Sure anyone would want an agent that will do allot of work for them but people do not reason that they should pay an agent.
