David Guthrie Damage caused by movers to neighboring property

In the process of maneuvering the truck in a pretty tight spot, the movers caused some relatively minor damage to the neighboring property that I do not own.The owner of the damaged property does not live on-site and is not yet aware of the recent damage, though I have historically kept an eye out for their building and given them a heads up if anything seems amiss and warranting their attention.When I became aware of the damage, I texted my tenant to inquire about his plan for addressing and making adequate repairs, though he has not responded and seems to be ignoring the issue.

@Edwin Buitrago You may want to talk to a few mobile home dealerships in your area to see if they have any referrals for you in terms of movers and contractors who can help with the hooks ups (disconnect and reconnect) at both locations.

That said though, although I own a primary residence on O'ahu, I only own investment property on the mainland because I get a higher cap rate and fortunately I'm in areas were appreciation has been very good (Boise, ID and Tacoma, WA).

Finally your purchase contract states that you have the right of a final walk through before you close, so you can confirm the property is empty and broom swept (check basement, attick and garage), not damaged by the movers - and all repairs are completed.
