You will be going up against larger operators with bigger budgets and more experience. 

I feel like it's a space where great operators can really clean up, since the bar is set really low, in my experience at least.

Often it's a really easy fix or operator error that does not require a pro.

Short-term rentals are becoming oversaturated in certain markets plus anti-STR legislation is resulting in some of those properties also converting to long-term rentals.You already have the operations experience by self-managing.

It's not easy, but all successful agents operate like a business with daily tasks to attract leads and follow through on those leads.

TLDR: I do not think Kiavi operates with good business practices.

To clarify, I have been studying real estate for several years, but have been otherwise engaged in operating  other businesses that my wife and I both own, both as CFO and CEO roles.

I’d love to hear more about how you approach finding these under-$2M properties and what strategies you’re implementing for operations optimization.

Even really skilled operators are left with no back up plan because they can't pivot to LTR in that market, can´t fetch the price they paid because the STR has lost some steam and was bought using nightly rate numbers etc.
