You can camp in an RV 200 yards from me with no hookups but I would be required to have hookups for someone to live in an RV on my property.

I basically say since GF is not a tenant she is not entitled to keep the dog in the property overnight. 

Also, yes it is a tenant friendly area but that is also a bit overblown since evictions are very low here in san Diego, last I checked it was less than 1 out of 100 and in areas around the country where evictions can happen practically overnight, some of those areas can have extremely high eviction rates especially a lot of those areas with high poverty rates.

It is mostly fenced, and could also be used as a camp for the local fishermen.

Then again you could be doing really well in that same situation and have the city restrict short term rentals and kill your business plan overnight.

No one is developing them it's too niche. it's more of a local developer type product but they are high cash flow and very low cost to operate and setup and you can pull out a lot of cash from refinance or sale. very little development. just focus away from rural markets you don't want to compete with overnight trucking. 

Without knowing what specialty you're in, I know some residents could be working overnight shifts semi-regularly and 70-80+ hours a week.
