Within a few weeks it was done. 

I also got great value from a very expensive course on how to properly buy & manage residential real estate.Regardless of cost, the ones that offered low value were the ones where the founder wanted to sell education as their main business. 

Never go with one offer. 

This probably means the 1st year you are on the phone 8 hours a day 5 days a week calling people and trying to convince them to sell.  

Decide what is important to you and choose the custodian that offers it.

Called the agent that day and drove 4 hours that week.

Just like the asking price, just because the owner suggests one interest rate or term doesn't mean you can't offer something different. 

I would be willing to share mine as well including the sheet I built to calculate where your offer needs to be on a house hack for it to make sense.
