You can do a performance lease and you do not have to pay if you are not paid, but a seller may balk (in a sandwich)I like pretty houses with no work in good school districts, no equity because they bought at top of market.I use a letter of intent to lease, to option, and to assign.Then they see my lawyer.Then I market for a tenant buyer.Then TBer sees my lawyer.Then I get an assignment fee.Seller Marketing is for FSBOs, FRBOs, listed sellers, expireds, and thin deals from Wholesalers.I want long term Tenant Buyers with high income and a problem, like law school or med school debt, etc.I hope that helps!

While it may be a waste of time to bring the pest guy in only to be told that the infestation won't go away until the animals are treated/gone, it will give you the documentation you need to issue a cure or quit.Given that frontline and other topical flea control meds for dogs are less than $40 for several months, it shouldn't be hard to abate if the tenants are willing.

And I am proud to say I paid for her education so she has no debt to worry about. ( Plus I bought her a car when she graduated, if she hit a certain GPA that was the deal)being raised in the Napa valley she thought about viticulture and also pre med. but at the end of the day she got a degree in Managerial economics. graduated top of her class ( say proud dad) and in one of the worst hiring environments ever 2002 ( post 911) got offers from Microsoft and Intel.

He stuck around long enough to make sure we were ok as well as everyone else but before the police got there he left, I am ok just bruised though but the doctors gave me some pain meds (Tylonol with Codene) and I just took a couple to ease the pain, still had to work last night, can't make any money staying at home lol....
