What creative income generating thing could you add on the property, to cover for the extra payment? 

Have you tried running a "ghost" add on craigslist?

To add on to previous posts, if you would like just a broad overview of the business and to look at a little more detailed introduction (Probably similar to the things you will learn at a seminar that costs) you can use youtube.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

IMO it seems like a lot to just add one unit, unless you can demand higher income to justify the new construction costs.

-The property is unique and has some ocean views and an an amazing panoramic view from the add on living room.

but be careful, there are so many feel that they can add on. so if you are not asking to the right questions you will get taken advantage of.

@Jorge RuizI feel like the seller's main focus is flipping houses and the 6 month free prop mgmt service is just an add on to sweeten the deal.  

(I may even add one or two that are fake for a goof but I'll make sure to note that I made them up) 

to add on the tenant issue or holdover owner.. there are laws you need to follow to evict but it becomes an eviction.I have had them leave the homes broom clean.. and I have had them destroy them.. and have hat them deconstruct the home..
