After the bank fiasco you can bet an appraiser isn't going to put his tail on the line and be duped into giving a higher appraisal than is justified, and in fact, most appraisers are being extremely conservative, so if you can't show "real" value, walk away.

The buyer contacted the agent for assistance (maybe) if she did not have a contract with that buyer she doesn't have a leg to stand on or tail to sit on.That agent not only sounds to be unethical and acting illegal but totally inept and shouldn't even have a license.

You will still help the seller, you can give a good deal to a legit investor, I assume you will stand to make a better profit if the rehab goes well and you can leave the other jackhole with his tail between his legs knowing he lost out on a good deal and killed the golden goose since you aren't going to ever bring him anything again.
