Wouldn't invite them in the house (just because that would be weird) but am happy to get rent on time via mailbox dropoff/in person at my house or carrier pigeon...as long as I'm not chasing them around and don't have to pester them for rent, who cares!?!?

Depending on the carrier this can be exclusive to Category 1 and above Hurricanes or it can also include Topical Storms and/or Tropical DepressionsTropical Cyclone - A little broader in that it will generally include any storms that originate from the Gulf of Mexico regardless of the status (hurricane, tropical storm, etc.)Wind and Hail - The broadest in that it not only covers any storms originating from the Gulf of Mexico but any wind and/or hail damage regardless of where it originated fromThe reason why you need to pay attention to this particular deductible is because it will be percentage based deductible; keep in mind that this means that if your cost of insurance on the dwelling increases, so does the deductible.

The property is newly renovated pretty much all around.New floors, kitchens, bathrooms, paint and trim, 2 carrier ac units, new furnace, 2 water heaters, split electric and gas.Natural gas, pub water and sewer.I will be wrapping closing costs into the mortgage.Ideally, this will be my first home so I will be using this for initially a house Hack, but planning on adding 1 master sweet with walk in closet and bathroom over the empty space above the garage.I was just toying with the numbers to see when we move out if this will make money monthly.

At one point, I was informed my carrier no longer does umbrella insurance for owners with more than 6 properties, I have to get commercial coverage.

But since he had to put in several hours of additional time and effort over and above the norm over the course of many weeks to get the title to a place where it could be considered marketable, I did not consider this to be unreasonable.Without some extenuating outside circumstances like this, I find it difficult to think of a scenario where you should be paying $3,500 in closing costs or over $1,750 in attorney fees, even if this included the title insurance premium on a more expensive property and a couple of 'junk' fees (IE - copy fees, toner charges, courier or carrier pigeon fees, etc).But again, if you'd like a more in depth analysis, you'd need to give us a line item breakdown of each fee.If you'd like a recommendation for another closing attorney in the area that should charge you considerably less, feel free to PM or email me.

there is nothing the other can or can not do.A Direct writing agent, who represents a single company, and per their contract cannot sell other insurance carrier products, may be giving a bias very point.Just find an independent Broker/Agent and you can get access to multiple insurance options.

The only thing I would have done different is that I would have handed off the letter requesting my insurance carrier to my attorney and not put a claim in.We NEVER hand out our insurance information until our legal counsel suggests it and even then, we let our attorney handle any claims.
