I am finding that wholesalers are playing games when it comes to viable deals.Everyone is a bird dog, the mailman, cashiers, auto mechanic, tradesmen, friends, family and anyone who interact with.

The back end isn't great, but the key is to become a partner which unlocks a lot of great features as well as a personal representative with a direct phone number.You also need a good PMS that auto-charges credit cards and integrates with the booking.com API.

The way I write my leases, they auto-renew on a year to year basis unless there is written communication 60 days before expiration. 

Bravo @Wade Sikkink  Any personal property left on site (and the auto is personal property) MUST be handled according to the Abandoned Property Law of your state. 

The tenant or whoever is trying to sue you (car accident victim, for example if you're at fault in an auto accident) can track you down if an LLC isn't set up correctly.

I must be missing something....So if a person has a W2 job and then starts a REI business....they cannot deduct their auto mileage for the miles they drive doing REI ?
