Loop hole here is that the contract can have the property address on it.Basically Ohio is trying to prevent people from tying up as many properties as they can, and acting like a realtor without a real estate license.Find a good real estate attorney and consult with them before you do anything.

However, I know you have some limitations as to enter a Roth 401k if you make over like 130k a year... there's a loophole to put 5k a year even if you make more, but I don't know much more about this or other limits.I also calculated if you only buy 6 properties around 180k in value with 25% down (I estimated costs with closing and all to be around 60k and threw in another 20k for some repairs before renting or after) and you take loans for 15k and rent them for around 1.6k a month, taking into account expenses, I think you would have no cashflow, but at 15 years, you would generate 10.2k in rents, minus taxes, insurance and all that, I think it would be close to those 6k you would be living on at 65.

***As always check with a reputable real estate attorney*** before executing contracts to make sure you don't have loopholes that might wreck you - and you could lose whatever amount of money the other party reasonably sues you for.

I don't really blame them for finding a loophole, but my understanding is the loophole was supposed to benefit real estate investors and now they may be screwed with a change in tax law.I get how carried interest works on Wall Street.
