I am estimating at least 20k. needs garage trim, gutters, siding, house trim, tiles in kitchen, entrance, landing, bath is a full gut (what's new!)

Had an arborist come out to inspect huge oak trees to make sure they weren't going to fall on house, and got quote on trimming them.  

You are getting trimmed 2-3 times at once, higher rate, lower market value, less demand if you want to exit....LOTS of people get wiped out in 08/09?

From gutted to finished is a bit of work between plumbing, Sheetrock, trim, painting, tile etc... it's not just a couple days worth of work, probably a couple guys for a week. $4500/80 hours is a little under $60/hr to cover labor and all business costs.

Start with a good carpenter that has a framing crew and also does trim work.

What I observed was 11 water heaters from '83, at least 3 furnaces need replaced and likely all need maintained, as the central AC units went out he replaced them with window units, active plumbing drain leaks and many locations that leaks are imminent, no less that half the units still have fuse boxes, there are a few broken window, never trimmed trees and more.
