Most of my good leads these days come less from staring at the same houses on the MLS everyday trying to make the numbers work, and more from talking to my neighbors.

And what happens a when the (fill in the blank) breaks or you go a month or two without a tenant.

For books, consider the beginners guide to real estate investing by David Greene and Joshua Dorkin, also Michael Blanks book on multi family is great Aswell.  

Thats exciting so you will have to keep us update as your journey progresses@Jackie Comitino - Yeah having that money stare at you could be a call to invest it into RE.

Staring at spreadsheets and everything is awful if you hate it and don't have a passion for the underlying mission.

When I clicked on the Zillow listing the AC is blank.
