@Billy Gulley I read your  post and not sure how you arrived at many of your conclusions.

You hit it in your conclusion.  

Foregone conclusion.  

Suggest your wholesale flip stuff gradually, perhaps as questions to have them arrive at solutions to a establish a strategy that works for them as well as you.In RE (or any business) your ability to communicate ideas and lead others to arrive at conclusions that you desire them to follow takes leadership skills.

I have come to the conclusion, as @Ned Carey said so thoughtfully, that I will be activley waiting "for a KILLER deal".
