It is biggest challenge for first few projects and once you have a team of Architect, Civil, Developer etc... you can focus on acquiring more land and working with City for permits, zoning etc...City permit is most challenging process and varies from town to town.

I highly recommend Steve Woodyard, CCIM who is a longtime multi-family specialist who has great contacts with apartment owners, developers, bankers, builders, architects and other professionals you'll need for a development project.

Seems liek a small lot --it depends on configuration --do you have access for second drive way --at least 20 feet wide --to go back for second home --just divide the lot or build as duplex --keep it Fee simple Not Condo --so you do not have to maintain --- check with some architect student at engineering college

I researched and met with a couple of architects and settled on the one I thought we could have a working friendship, and could see doing this over and over.

Assuming you can work with an architect and builder that will keep your costs, timelines etc... in check you could do well with this approach.
