Here is a general plan that seems to work (I am using actual numbers from the average of the last 5 deals my clients have bought):Buy property 1 with a 5% down conventional loan (only available if you do not currently own property)Price $520k Down Payment $26kGross Rents $4,800Net Rents $3,400Mortgage Payment $2,700Cost of them living there with all expenses $750Wait out the 1 year occupancy requirement (sometimes 6 months) and buy property 2 with a FHA loan which is 3.5% downPrice $520kDown Payment $18k Gross Rents $4,800 Net Rents $3,400 Mortgage Payment $2,900 Cost of them living there with all expenses $950After that you will need 20% down, but if you already have that now, you should easily be able to save that up quickly after spending $44k on the first two because you will be profiting $700/mo from the first on and reducing your payment to $950 a month living in the second.

If you were building from scratch, ideally all the insulation would be on the exterior of the wall assembly -;)We are presently retrofitting a wooden, Italianate building (circa 1878 - 1880) and on this one, I am using rock wool in the wall cavities (R22 where I can strap the inner side of the exterior walls and R14 in the places where I cannot (a long narrow corridor, rooms with elaborate plaster crown moulding we wish to retain).
