I have never done any business with them, but heard plenty.Out of curiosity, I just did one: it looks mostly benign on just the name, but Google also auto-suggests adding words like “scandal” or “lawsuit” to the search.

Any funds received in a Capital Call that are not deployed in the purchase of a Property (“Non-DeployedFunds”) shall not accrue the Preferred Return, but rather, shall bear interest at a rate of 2% per annum non-compounding,accruing from the date of when funds are deployed (“Deployed Funds”) from such Capital Call until such time as theCompany deploys the Non-Deployed Funds into a subsequent Property.

I never underwrite using the CAP rate ... in fact, the only time I have any curiosity about the CAP rate is when I am thinking about selling a property (and am trying to determine how much someone will pay).CAP rate is a dangerously misused metric which is far to frequently batted about as though it has significance beyond being the inverse of a P/E ratio for a business/property at a point in time.
