Finding Off Market Multi-Family Properties

I want to send a direct mail campaign to multi-family owners in a fairly large radius (about 3-4 states). But I'm not sure what the best way to source owner information is.

I obviously can't go to the rent court house in every town. So I need to find a tool through the internet. 

Does anyone have any suggestions?

@Account Closed, I bought a 200+ unit deal on a direct mail campaign.

Just a couple tips, before you buy your list, make sure you know exactly what type of targets you are going after such as location, sub market, # of units, age, demographics, etc.

Next is you need to make sure your copy and call to action in your letter/post card matches and speaks to your target audience. You could have the best list, but if your message doesn't connect with the recipient your response rate will be poor.

Finally, the direct mail process is not about just mailing 1 letter. Be prepared to mail 3, 5, 7 times. Said another way don't spend all of your marketing dollars on mailing 5000 names 1 time. Instead budget your money to mail 1000 names 5 times. And be consistent, plan out your letters and send out every 5-7 days.
