when I build spec homes after sheet rock I let them chose colors from pre selected items such as granite and tile and I say approved paint colors usually a grey, beige, and brown tone.  

Lowes, medium grade brown/tan frieze. $1.25/sq ft with the $75 whole house install.

If your ducks are in a row, brown county commissioners are straight shooters.They will ask you on the stand how the notice was delivered and your time table on the 5 day.

Serious answer: If I just wanted the benefits of real estate investing without wanting to actually own/manage property I would go into syndication or lending.Not serious answer: Bet it all on the Cleveland Browns winning the Super Bowl.

so here's the next "issue" in front of us:We just closed on a very old house and inside there is gobs of original wood:  exposed ceiling beams, (tons of) paneling, rather wide door trim, doors, etc. and it is all stained very, very dark brown.
