I did quite a bit of this.and through a lot of trial and error we came to the conclusion that we would only door knock and we would only do it no more than 10 days before the sale.

., your statement that “stopping payment on a rent check is NOT going to lead to criminal charges” is false.In regard to your second point, you correctly pointed out that one way a tenant can perfect his appeal from JP Court to County Court is to file an appeal bond.By the time the tenant files his appeal bond, you have already spent about a month or more in JP Court.Once the appeal is perfected by filing the appeal bond, the judgment of the JP Court is vacated and there is a new trial in the County Court.That will take at least another month and probably much longer.

After the trial period, you need to pay monthly in order to keep using their epartner software which includes all their resources.

I know in the Antelope Valley (Palmdale, Lancaster) there is a law firm that advises tenants to exercise their right to a jury trial thereby dragging it out so long as a landlord if you win you lose and if you lose you lose, unless, you settle for the $2k they want to go away, in which case you also lose . . . it's a legal shake down.I've lived here so long I've come to accept the abuse as normal, without question.

What are y'all spending on marketing and what are your thoughts on pay per lead, along with Flipster which is not the pay per lead I'm referring to but the trial is about to end on it and i'm considering getting it. 

@Dantrell Baker I did the free trial for propstream but there’s an extra charge for skip trace that’s why I was wondering is it free on flipster to get the number because that’s what Jerry advertise.
