Just a few things that we've had to deal with so far that would be things to think about: - When we toured the property prior to purchasing, one of the units was actually vacant and the employer had not moved anyone in yet.

Hi all-I have been looking at the LV multi-family market for sometime now and I’m going to visiting next week and was wondering what folks thought some of the good neighbor hoods to tour around.  

I'm about to go tour a new-build 960sf unit in a STR zoned area a few hours from my home this coming Saturday. 

Richelle T. ours was luck...we had it advt for rent at the local University & I guess someone @ the company saw the advt & the rest is history.

Make sure to collect feedback from tenants who tour the property but decide not to move forward.

After a tour and some negotiating, he offered 140K, which would payoff all my debt-load with a little left over.

Specifically attend local property tours. 

The properties that usually sits in the market 21+ days will allow you have more leverage against the seller vs a house that just got listed and the chances of going into a bid war will be high. the best way to find out is really to just tour the house with your agent and just rely on your self-judgement.

I’ve gone out to meet them, toured the market with them, did my own tour into other areas of town that we didn’t visit together - like Frayser 38127 - etc.  

@Carlos Aquino I haven't used that company specifically, but a quick tour of their website indicates that many questions about their service might be answered on the "FAQ" page which is linked at the top of their site.
