I bought my first rental property, now I need help landing a tenant.

I guess my first question is when I give a potential tenant a walk through how do I give them a professional showing? What are some questions I should be ready to answer, how do I become an expert on the utilities my home offers? Also any suggestions on what to rent a garage for?
