Could hire a payment/note processor and do it all electronically for a fee or go neolithic and have the seller open an account at a bank with a branch near your house and you deposit your payment to his account every month.

Venmo is the most popular electronic way by far, at least for me.Then when I buy my next property, I go back to that same bank and they already have the rent rolls from my checking account with them, plus a relationship.
