There are a lot of issues with lots like:wetlandsflood plainsenvironmental contaminationendangered species, both plant and animalzoning regulaitonsstreamsperking for septic suitabilitywell depth and costsAll of these can make a property unbuildable.There is a niche of the market where people buy lots really cheap, sometimes for a few hundreds and re-sell, largely on the internet. 

Sure they flush through the toilet fine, but it's true they don't break down and get caught on tree roots and in the sewage treatment plant machinery.

It is an evangelical church that was planted about 5 years ago from a nearby church in another town and has grown from a few families to about 200 + people.The church purchased a multifamily home (income producing) and a large adjoining parcel of land with NYS Thruway visibility.

As far as converting farm land, around here, they would shred the crop, level the ground, disc it up early spring and plant sprigs.

If you plant bright flowers, fill in with black mulch to contrast and bring out colorthere must be no bottleneck from when a prospect drives up to when they leave.

The reason a lender should never do a title search is because if they make a mistake in doing something they really aren't trained in (like an attorney or title clerk in a title plant that has more access to title matters than you do) the error is on you making any commitment or funding, if a title plant does it, it's insured and on them.
