But let me throw some alternatives at ya if you want to look at additional options:Short Term Rentals - Folks are doing well in the Destin/FWB markets (hour from Pcola) buying houses and condos.

The Luray/Stanley area is a very popular cabin destination (on the river or in the mountains). 

I could have used it for a cruise or a boat, but I used it to purchase some property. :)So in my experience, the answer to your question is YES!!

Something like Boyne City, or close to the ski resort and lake, that will get a nice winter busy season but also is a summer destination.

The SoCal markets are difficult to cash flow in (everything will cash flow with enough downpayment) but like David Greene said, San Diego will always see appreciation because the weather is in discussion for best in the country and a big tourist destination as well.

Beach/Access to Ocean + Reachable by car for a large number of people = large likelihood of demand as an STR destination. 

If your patient and willing to look, you could get 20%+ return in the Destin and Miramar beach area.
