I see no reason for any add-on charges.

We would never add one on our own.We bought the house at the end of May last year and had it on the market at the end of June.

Before I commit to buying, I'm just wondering if anyone has used this app and made the add-on purchase and how is your experience?

I spoke with several RE attorneys and learned a lot from this mistake.If the deal doesn't make sense when you add on the 1st mortgage than what I did may work for you.

Just wanted to add,  on top of being the decent thing to do....two weeks in Florida humidity is not good for your property,  either.Once had a tenant in Houston (we rented our small house when we moved to a larger one so we could see how we liked being landlords).
