If you find a 4/2 SFH, with adding some furnishings (bed/matress, dress, and desks in each room) you could potentially rent it room by room for ~$950-~$1100 per room (you may need to dive deeper into this range; this is based on student room to room rentals for Boise State University students that rent in this area).

Hi Bruce,Some people like every room a different color, in such instances it might be wise to use the decora color that works with the room color.Sherwin Williams and other paints have color codes that match or contrast with the decora colors.I prefer an all same rooms same color scheme (like new car has matching carpet in the trunk sometimes), in such instances a mono color is probably best.In each room, I would have the switches and outlets matching color, unless it's an old house with outlets in the baseboard, then I would use  a baseboard matching color.I think one color all through the house looks best, but that is my personal preference.I seen a very (very very) old house that was remodeled in Venice Italy where they did not want to disturb the wall plaster due to it's fanciness and put decora switches in the baseboard sideways to kick on and off with your toes (out of code in the USA--hammer handle height).

What "Goodies" were in it.Apparently you survived the encounter--you might not have with everyone.Maybe your potential renters are seeing something in/about these men that you are missing.Maybe it's as simple as a gang hand sign, or a gang method of dress, hairstyle or color of clothing.Maybe it's some particular 'Body Language" of the "Street" that you are totally unaware of.Maybe it's the pronunciation of a certain word that clues them in.People from the area also may know one or more of these men and know their past history and present "Activities" but not say anything to you about it.Some of these areas in Los Angeles are extremely well kept up--but still have bars over the windows--for a reason.Good Luck!

The tech is fancy-smancy and "nice to have", but the value proposal has to take all this into account.I keep seeing folks now who want to apply ICOs (initial coin offerings) to real estate--which is fine, except that you're still selling a security.
