And I find that landing several big fishes (Commercial properties) that feeds you longer is better than managing 40-50 properties and barely breaking even.

Based on your blog I think you will know the statement that it is better to teach someone to fish then to just feed them.

But sometimes people are stubborn and fell insulted, if thats the case, give the seller your card and tell them if they change there mind to call you.. then just walk away... there are plenty of other fish in the sea

There seems to be one big fish builder who can handle the Land Purchase cost and build cost involved to experience the 7 figure high demand price points.

Which I get but man, it’s annoying as these bots clearly are on a fishing expedition with no idea of what the ad they are spamming on actually is for or even says.

I have some money to invest and I do plan on starting out real estate investmenting doing the turnkey thing, but my concern is doing all your real estate investing in this way doesn't seem to me to be a very good teacher.I do want to learn how to fish, and I have future goals of buying small multi-family properties.

i would just leave water heater unless it can be moved easilymost good electricians can use a fish tape or rod to pull new electric wires,most likely you will only have to do some patch work on sheetrock once they are finished we change water heaters for a box store in my job(just over broke)every day and nobody worries much about water location until you get into high end areas hope this helps good luck
