Good afternoon - I've been looking over the past few weeks for a couple of suitable rental SFH in SE MI (ideally, finding properties that need a bit (or a lot) of TLC, improving them and holding/renting).  

I have accounted for 100,000 in updates to be semi conservative.

I am also an investor, (semi-retired) contractor, and landlord.

. = $7400/80000 ~ 10%CoCR = assume 20% down, 30 year fixed @ 4.5%, $325 payment = (7600 - 3900) /16,000 = 3700/16000 ~ 23%Cliffs: Are cap rate of 10% and CoCR of 25% reasonable in SE Mi for an investment rental or are my strategies off?

To be honest, I am not  committed to the wholesale genre just yet per se--my preference could change as I learn more.

How hard is it too find a broker for a semi passive agent?
