Is it a tourist destination, have a lot of big corporations or hospitals, people needing places to stay between homes, etc?  

The numbers are not as crazy there as they are in Destin/Miramar Beach area.

You're certainly right to say it is not a huge Airbnb destination (except for those big weekends like Little 5, homecoming, etc...) , but the school accepts more people every year, so if you could ever see yourself investing in short-term student rental properties then that's the place to be! 

Almost seems destined.  

I imagined Sedona would be more amenable to STR given that it's a touristy destination.
