My wife and I are just getting started in this and spent a lot of money on training and such.  However it put our debt to income ratio a little too high to actually get going. That said this property keeps falling in our laps literally.  Almost seems destined.  We have been focusing on whole sale deals since little to no money is required. However the property in question there is no room for a whole sale fee.  But plenty of room to fix and flip. With no money to go that route we are stuck and don't know what to do.  Suggestions please....

If you have a deal that makes sense financially, find a partner of JV would be a solid option. Throw the details on this post and I'm sure you'll get a good response to assist you in finding resources.
