@Mayda Searfoss When I decide on an area that I want to invest (based on the numbers and demographics) I always call a few local property managers and I tell them that I plan on buying several properties and let them tell me about their services.

Now big box space that can happen but if the smaller free standing NNN corp (not mom and pop stuff) goes dark but demographics and median income and population growth is strong for the location you will have many new tenants fighting for it.

Lots and lots of interesting niches.We don't do divorce or probate for two reasons: 1) the available data sources are crappy, 2) public records isn't the best approach for those leads - you are better offer with reading obits, working with attorneys, etc.We'd like to add demographics - age, occupation, gender, etc - but again the data quality isn't that great.
