EXCELLENT WoRKno doubt the location of where you are or where your rentals are most definatly helps especislly if your in or near a tourist destination.

The nightly rentals do extremely well and as with most tourist towns, long term rentals are hard to come by, so those also do well.  

We have a piece of property in a tourist place.

But it got me in the game and they’re in great areas🙏That being said, this year I really would like to purchase a vacation home / STR in a touristic place like a Pigeon Forge, Broken Bow, Destin, etc. 

I think the one exception is if the mall is a tourist attraction; then it is a busy as the airport.

Plenty of money being poured into businesses in the local area, and that is something you love to see, and there are many more projects currently going on Downtown that I haven't mentioned in this post.High Point is home to NC's top tourist attraction of the year The Qubein Children's Museum, something interesting I didn't know.High Point's largest employers are Ralph Lauren employing about ~2,600 people and Atrium Health Wake Forest Baptist employing ~2,100.High Point's premier school is High Point University, which as of 2020 report 5,617 students with a 98.4% full time student rate. 

So a 200-300/night for a whole house near some beach in texas or South Carolina will have more takers than 1000/night in palm springs, california.Not sure if you guys agree with this, but just in case which states/areas/towns you may suggest where one can get a decent or semi decent property (full home rather than condo) for less than 250k and is reasonably popular among tourists and can get 250-350/night?

Government projects are expanding roads (Grant Rd expansion) which has already led to the development of higher-class restaurants and businesses (Orange Theory Gym, Poke Restaurants, brunch restaurants and wine bars).

Going to zero debt is a waste of capital to me as it could have been productively deployed for various other activities, eg further investments, long term capital improvements, enlarging my wine cellar and adding more customs stamps to my passport :grin:
