We replaced the AC unit, updated the kitchen with new counter tops, hardware, and backsplash, and are currently having the siding and a few windows replaced.

Rehab involved interior paint and minor wall and ceiling cosmetic fixes; full kitchen remodel with new stainless steel appliances and granite countertops, cabinets; new PEX plumbing throughout house (tricky going through some concrete block walls); full electric re-wiring; LVP flooring throughout house (replaced old carpet); all new windows (again, tricky to find competent installers who were willing to remove old aluminum windows from concrete and stucco walls); updated bathroom...lots of work in all.

Recently we put in new kitchen counter tops, refinished the cabinets, painted the entire apartment.

We finally closed today on our first SFH of 2015 (contract signed on 12/24/2014).  1100 sq ft ranch, 3br 1ba for 42500 that needs interior paint, new kitchen and bathroom floors and a kitchen countertop. 

Removing a part of a wall in the kitchen and adding cabinets, then painting the existing and new ones white, getting new countertops, sink & faucet.

I know as a landlord what I would tell her .. buy it yourself if you want it that bad ..does she want new marble countertops and stainless fixtures while she’s giving out demands ?

Paint, Ultility room repair , granite counter top for both kitchen and retile for one of the bathroom.

Granite counter tops etc.

Pricing/Unit quality: Should we keep a couple with the standard appliances and laminate countertop and then have a few others with granite, all stainless appliances, hot tubs, etc?

It also showed me why I should use granite instead of laminate countertops.
