Do I keep it as one of my profolio. Or do I just flip it?

I am working on a flip right now in fort Myers Florida. It is in a B area. It is a CBS duplex 2/1 each site. Individually metered for water and Eletrical. I bought it for $112k. Probably need 5k to bring it up to the retail value of 175k. Paint, Ultility room repair , granite counter top for both kitchen and retile for one of the bathroom. Kitchen is small. So counter top won't cost more than $600 per side. Or do i just spend 3k to fix it up for rental quality and keep it ? It should rent for $900 per side. Bringing in$1800 gross monthly. And Cash out refi. Brrr play here. Get 122k out ...... Do I just flip it for 40k. Or keep the asset? It is in a good neighborhood. Will have good quality tenant. Roof is fairly new along with AC. It is just doesn't really meet my 2% rule here. And there will be opptunity miss out on other potential deals if I hold my money in the deal for 6 month for seasoning with refinance
