I have done REtipster and LandAcademy, been investing in land for 3 years now.  

Once you got inland, or if you had a basement, no gutters would be a disaster as the soil is heavy clay away from the beach. 

Easier than driving from Santa Monica out to the Inland empire and trying to find those nuggets..

This won't apply for every CA submarket, and surely less so for the inexpensive inland markets your looking for, but if that is what you can afford and willing to spend they can work too ...
