Philadelphia’s Growing PopulationCurrently ranked as the 5th largest city in the country by population, Philadelphia’s population has grown consistently year over year since 2006.

And it will continue to grow n multiply until I have a loss.

We started with Turnoverbnb at 2 properties and have found that it's grown really well with us (primarily because the STRs are not all in one location); we could make a switch, but we're ok with keeping the STR cleans exclusive to an outside software (which conveniently integrates with our PMS)

Remember, a lot of "Mom and Pop" owners bought or developed these facilities 20 years ago, and the areas have improved, & grown up around them.

The thought is fresh eggs & fresh ingredients to be grown on the property.

The lenders are grown up enough to decide for themselves what price they are willing to accept.

I wouldn't have started with subject-to and would go straight to creative deal making.Lease/Option Flips,Wholesaling,Unconventional Wholesaling,Options,Partnering with sellers.Those are the strategies I would have started with and would continue doing even after I've grown my business.

All grown up now and giving back to the community, what a nice guy LOL!!!

With a humble start as a couple folks in a diner, it has grown into an incredible monthly meetup at a local office with guest speakers every month, partnerships formed, deals done, and several new investors gaining confidence to do their first deals.
