There was a $25,000 profit and the buyers signed an agreement that they were made fully aware of the significant problems.I've been advised to sue the previous seller who didn't disclose the plumbing issues although there is significant evidence and witnesses who can testify he was aware of it.I was truly grateful for all the helpful advise I received on BP when this happened, as it was a stressful event.

The seller could after all accuse YOU of being the one to have vandalized the property since you have lock box access.

Today I witness first hand the value of having systems in place and most importantly, having the discipline and drive to implement them consistently.

The housing stock is shoddy, the majority of the properties are rentals, it's a high crime area (I've witnessed open drug sales & prostitution), and there just isn't much going on over there.  

I just find it astounding that anyone could accuse you of anything evil regarding gentrification.

Once you, as a landlord, make the decision, you can be accused of discrimination.
