House Under Contract - Vandalized?

Question for you wholesalers / investors. If you have a property under contract to either buy for yourself or wholesale, sometimes people will stipulate in an addendum on the contract they can put a lock box on the property.

If the property were to be broken into and vandalized while the house is under contract with a lock box, would there be any legal consequences to you as the investor or wholesaler?

The seller could after all accuse YOU of being the one to have vandalized the property since you have lock box access.
