I was wondering how much of the $75k for rehab was soft costs and how much was the construction costs?

So if I have 150K in soft costs I'm paying, and 1.5m in hard costs for construction, will the bank consider the the building I own (free & clear) and developing as a percentage down or not.

Your very good deal, depending on how much soft costs and hard costs are, in other's eye le it might not be.

Bank carries the construction, investor carries the soft costs and carrying costs.

Britta Soto It's illegal to collect SS copies in some cities, the application and dl is enough to pull credit with the ss number. once you pull soft credit, it will give you real names and addresses anyways, so you could judge for yourself. i for one will not give away a copy of my ss to a landlord, i will only give it for loan applications or employment.

That is 3 bedroom/3 bathroom.  1,500 soft

We actually went under contract on a 4plex but it didn't appraise (market was still soft then) so we couldn't close on it.

When put that way, the upside of a few grand per year on rental profits looks pretty soft stacked up against some very realistic eventualities.

What does that typically cost here for a 1100 soft 3 bed, 1 bath house.
