@Stanley Drew You cannot hold your PM accountable to report to credit bureaus unless it states this in your management agreement.VERY FEW PM's are big enough to meet the requirements of the credit repositories to be able to report to them.

@Rochelle Thea Fabrizio @Drew Busbee I really appreciate your active duty response and understanding the intent of my agreement and fees - to allow people to have short term housing without breaking a lease, and if they stay over a year the issue is not applicable.

I do not know of any PMCs in Orange, but what I would suggest is to search around aparments.com and click on listings to see who the PMC is and reach out to them with Drew's approach.

I also represent tenant clients in lease negotiations and strategic placement for both office and retail uses.What drew me in to BP was my personal interest in getting started in acquiring property for myself and having some skin in the game.

Good point regardless.It won't be a brand new 4 plex Drew...point taken on being undercapitalized though.Will - interesting point about my daughter keeping it under wraps that I'm the owner.
